Our Community
Ocean Sands Resort Association is a seasonal, resident-owned community nestled along the southern Jersey Shore in Seaville, Cape May County, New Jersey. Open from April through October, Ocean Sands offers a full calendar of events, activities, and shared amenities that bring neighbors together season after season.
Our Season
Ocean Sands Resort is open from April 1st through October 31st each year — a full seven months of shore life along the southern Jersey Coast.
Community Pool
Our community pool is open Memorial Day weekend through Labor Day weekend for residents and their guests.
Clubhouse
The Ocean Sands clubhouse serves as the social hub of the community. It is available for resident gatherings and can be reserved for private events throughout the season.
Events & Activities
The Ocean Sands Auxiliary organizes a variety of events and activities throughout the season for residents of all ages — from holiday celebrations to community socials.
Grounds & Common Areas
The association maintains all common grounds, roads, and shared spaces throughout the season. Residents are responsible for the upkeep of their individual sites.

Ocean Sands is located at 56 NJ-50 in Ocean View, NJ 08230. We are conveniently located off the Garden State Parkway, minutes from Ocean City and Sea Isle City.
